Do I need a party wall agreement for my extension?

If your extension is within 3 metres of a neighbour's property, or involves work on a shared wall, you are legally required to serve notice under the Party Wall etc. Act 1996. Failure to do so can halt your works and expose you to legal action. A quick free consultation with us will confirm exactly what's required.

How long does the process take?

We deliver your documents within 48 hours of receiving your details. If your neighbour consents in writing, the process is complete and you can proceed. If they dissent, we manage the award process which typically takes 1–2 weeks — significantly faster than the industry average of 4–6 weeks.

What if my neighbour refuses to respond or disagrees?

If your neighbour does not respond within 14 days, this is treated as dissent under the Act. We then appoint surveyors and produce a Party Wall Award — a legally binding document that allows your works to proceed regardless. Our dispute handling add-on covers this entire process.

Do I need a solicitor for a party wall agreement?

No. The Party Wall etc. Act 1996 does not require a solicitor. Party wall surveyors are the appropriate professionals for this process. Solicitors are only needed if a dispute escalates to court proceedings — which, with a properly managed award, is very rare.

What is a Schedule of Condition and do I need one?

A Schedule of Condition is a photographic and written record of your neighbour's property before your works begin. It is your best protection against false claims that your building works caused damage. We strongly recommend it for any works close to the boundary — and it's included in our Full Award Package.
